Buying Process

Looking for a step-by-step guide. You've found it:

  1. Find out how much home you can afford. Qualify by calling any of the First Tech Mortgage Loan Officers.
  2. When ready to shop for your new home, bring in a completed Mortgage Application along with any requested documentation to First Tech. The mortgage department can start your application process and possibly issue a pre-approval letter that will help realtors and sellers know you are serious.
  3. Hire a realtor to locate and show you homes that fit your budget and style. The Realtor will help negotiate the sales price, open an Escrow at a Title company and order your Title Insurance.
  4. Bring in a copy of the "Earnest Money Agreement" and a copy of the "Earnest Money Check" to First Tech.
  5. The Mortgage department at First Tech will order the Appraisal and the Flood Certificate and get information from the Title Insurance Company
  6. Once everything has been gathered, including the verification of your income and the assets needed to complete the transaction, we'll review and underwrite the loan and then prepare the documents that you need to sign.
  7. First Tech then sends the documents to the Title or Escrow Company that was chosen in the purchase transaction. The Escrow representative will call you to make an appointment for signing the documents and let you know the dollar amount of the Cashiers Check you need to bring in to cover the down payment and closing costs. They will also prepare a few of their own required documents to sign.
  8. Once the money is collected and the paperwork is signed, the documents are returned to the First Tech mortgage department for review.
  9. On the Morning of the day slated to complete the transaction, the First Tech mortgage department and the Escrow Company will be sure everything balances and is complete. First Tech then wires the loan proceeds to the Escrow Company. The Escrow Company records the Deed of Trust and assures that the funds are disbursed appropriately.
  10. You become a homeowner.
